The Initial Meeting
Probably the most important part of the process. It is essential you meet with us
before beginning the property search. At this meeting we will give a detailed
explanation of everything involved in house buying. We will advise on current
market trends, what to look out for and what to avoid. We will also give tips on
viewing properties and things to look out for.
We will also arrange for you to meet with our Mortgage Arranger.
We are completely independent and have access to all major Lenders and insurance Companies. We subscribe to The Mortgage Code and will help to get you the best
possible mortgage.
Noting Interest
A vital component of the Scottish house buying system. It is usual to note your
interest in a property with the selling agent. We will ensure you understand its
significance before you start looking and when you have found a suitable property we will arrange to note interest on your behalf.
The Survey
We will choose Surveyors experienced in local property values and will ensure their
reports are acceptable to your Lender.
The Offer
You do not need to wait for a Closing Date to be set and negotiations can be conducted
initially either verbally or in writing and in some cases before as well as after a
survey can be carried out. You can rest assured that we will proceed in the manner which is most to your advantage and thereafter negotiate to ensure you obtain the best
possible deal on terms which are acceptable to you. You will be fully consulted at all
stages and will not be committed to a deal until you are absolutely certain that you
wish to be and only when your mortgage is definite.
The Conveyancing
We will ensure that the legal formalities are properly taken care of and we will ensure
our best endeavours to ensure the mortgage is in place and the keys available for the
agreed date of entry.
